Auction Site: On location at 21224 AL Hwy 75 Henegar, AL

 

Directions to Auction Site: From Henegar, at the intersection of AL Hwy 40 and AL Hwy 75, take AL Hwy 75 South toward Sylvania 3.25 miles to the property on the right. Auction signs are posted.

Preview: The preview will be held on Friday April 12th from 9 A.M. to 4 P.M. You may also contact our office to arrange a preview of the property.

Registration: You may register at the preview on Friday, April 12th or registration will begin 1 hour prior to auction start time on sale day. All interested persons must register to bid prior to bidding.

 

Terms: There is a 10% Buyer’s Premium on the real estate that will be added to the Purchaser’s bid to arrive at the final bid price. The ten percent (10%) Buyer's Premium is due on the day of auction for the Real Estate and will serve as the deposit. The deposit will be held in escrow until closing. Balance is due at closing. The closing will be held on or before May 13, 2024. This sale is not contingent on a potential buyer’s ability to obtain financing.​

There is a 10% Buyer’s Premium on all personal property items. All applicable sale taxes will be charged unless buyer has Tax Exempt status. All personal property items are to be PAID in FULL on the day of auction and prior to removal. ​

All properties are being sold "AS IS" without any warranties, guarantees, or promises. 

 

Survey: We are selling from a preliminary sales plat. A final survey will be performed, and all survey fees will be due and payable on the day of auction. The survey fees will be $500 per tract or $2,000 for a boundary survey if the property sales as a whole.

Forms of Payment: Cash or Checks. All Credit/Debit Cards (Visa, Master Card, Discover, & American Express) are accepted with a 4% fee.
