This is a public auction. Swafford Auction Group, LLC and the Auctioneer reserve the right to accept or reject any bid. All decisions made by the auctioneer are final.

RESERVATIONS AND RESTRICTIONS:  We are selling subject to all rules and regulations of any appropriated authority having jurisdiction over the subject property. 

We are selling subject to all utilities and right-of-way easements either recorded or unrecorded.

SURVEY: We are selling from a previous survey, tax map, and recorded deed. 

CLOSING ATTORNEY/LOCATION: The purchaser may select an attorney of their choice to conduct the closing of the property, provided that the attorney is a licensed real estate attorney in the State of Alabama.

CLOSING COST: The Seller will provide a warranty deed at closing, ANY and ALL other closing costs incurred, including but not limited to title search, title insurance, recording fees, and closing fees will be at the purchaser’s expense.

TAXES: The 2026 Property Tax will be prorated to the date of closing.

TERMS: A 10% buyer’s premium will be added to the purchaser’s bid to determine the final purchase price for the real estate. The 10% buyer’s premium is due today and shall serve as the deposit.

An 11% buyer’s premium will be applied to all online bids and added to the high bid to determine the final purchase price. The buyer’s premium of 11% shall be wired or delivered no later than 5:00 PM on Friday, May 8, 2026, and will serve as the deposit for the real estate.

The deposit will be held in escrow until closing. The remaining balance is due at closing. Closing will be held on or before June 7, 2026.

CONFIRMATION: All the real estate is being offered subject to Seller’s confirmation. Once confirmed, the high bidder will enter into an Auction Sales Contract today for the real estate and will be responsible for carrying out their obligations set forth in the contract and the Terms and Conditions of the contract.

BUYERS NOTE: Prior to the auction, all prospective purchasers should examine the property and all surrounding documentation carefully as each bidder is responsible for evaluating the property and shall not rely on the Seller or the Auctioneers.
