     We are privileged to offer at public auction this wonderful estate of Mrs. Patricia Jenkins. Mrs. Jenkins was a store business owner in Dekalb and Cherokee Counties and was a hobby collector of antique and vintage items. 

The estate consists of 54 +/- acres with a brick home built in 1978 with 3 bedrooms, 3 baths, kitchen, breakfast area, formal dining room, living room, sun room, and hallway all on the main level. The lower level has a large open area with a summer kitchen, 1/2 bath, and a room under the stairwell. The home has central heat and air, county water, and propane gas.

Two garages are on this property. One is accessed on the same concrete drive that leads to the attached garage of the home. The other sits just North of the home and has an upstairs apartment.

The home has an 18' x 36' inground pool with brand new liner, pump, and filter. Around the pool area is a pergola and a pool building. There is a large deck off the back of the home and a gazebo on the west side of the home.

It is an all steel car with a 1978 Mercury Marquis engine. The engine is a 514 high nickel block bored 15 stroke with 815 HP. The transmission is a J. W. Winters with 1.76 gears. The rear end is a Currie with 514 gears, positive traction, with 35 spline axles. The car has a 12 pt. roll cage and 14" slicks.

Directions to Auction Site: From Leesburg at the intersection of AL Hwy 68 and US Hwy 411, take AL Hwy 68 toward Collinsville for 5 miles to County Road 151 and turn right, property is on the left. Auction signs are posted.

From Interstate 59, Exit 205, take AL Hwy 68 East 1.2 miles to red light in Collinsville and turn right. Go 1/2 mile to next red light and turn left following AL Hwy 68. Go 4.4 miles on AL Hwy 68 to County Road 151 and turn left, property is on the left. Auction signs are posted.

Preview: Preview will be on Friday, September 27th from 9 AM until 3 PM for all items and property. You may also contact our office to have an auction representative meet you at the property to preview the home.

Registration: You may register at the preview on Friday, September 27th or registration will begin 1 hour prior to auction start time on sale day. All interested persons must register to bid prior to bidding.

Terms:  There is a 10% Buyer’s Premium on the Real Estate that will be added to Purchaser’s bid to arrive at the final bid price. The ten percent (10%) Buyer's Premium is due on the day of auction for the Real Estate and will serve as the deposit. The deposit will be held in escrow until closing. Balance due at closing. Closing will be held on or before October 28th, 2019. This sale is not contingent on a potential buyer’s ability to obtain financing.

There is a 10 % Buyer’s Premium on all personal property that will be added to Purchaser’s bid to arrive at the final bid price. All applicable sale taxes will be charged unless buyer has Tax Exempt status.

All personal property items are to be PAID in FULL on the day of auction and prior to removal. 

All property is being offered "AS IS" without any warranties, guarantees, or promises.

Survey Fee: There will be a survey fee on each tract. The survey fee is due and payable by the purchaser on the day of the auction on all tracts. Survey fees are as follows: House Tract (10) is $700.00. Individual tracts (1-9, 11-14) $550.00 each if purchased independently. If any combination of tracts (1-9, 11-14) are purchased together and combined the survey fee will be $450.00 per tract. If this property is purchased as Tracts 1-9, 11-14 (Boundary of these tracts) the cost will be $3,200. If the property is purchased as a whole (Tracts 1-14), the boundary survey fee is $3,900.
