Things to know for this auction:

Auction Site: All properties will be offered under the auction tent next to Discount Lumber located at 3025 Cedar Bluff Road Centre, Alabama.

Directions to Plano Subdivision (Coosa River Lots): From Centre at the intersection of US Hwy 411 and AL Hwy 9 (Waffle King), take AL Hwy 9 toward Piedmont to County Road 71 (Animal Shelter) and turn right. Travel 4.4 miles to road 375 and turn right. Follow private road 375 to lots on the right.

Directions to Lazy Hollow Estates: From Centre at the intersection of Armory Road and Chesnut Bypass (ROC), take Chesnut Bypass North to County Road 22 and turn left. Go 1.3 miles to County Road 69 (Pine Grove Church) and turn left. Go 1.6 miles to County Road 118 and turn right. Lot is 1/10 of a mile on the right.

Directions to Spring Creek Campground: From Centre at the intersection of Armory Road and Chesnut Bypass (ROC), take Chesnut Bypass North to County Road 22 and turn left. Travel County Road 22 to John's Crossroads and turn left. Go 1/2 mile to Road 450 and turn left. Follow auction signs to the lots.

Directions to Hidden Cove Subdivision: From Cedar Bluff at the intersection of AL Hwy 9 and AL Hwy 68, take AL Hwy 9 for 1/4 of a mile to Sewell Ferry Road and turn right, go 1/4 of a mile to Hidden Cove Lane and turn left. Stay on Hidden Cove Lane and lot will be on the left.

Directions to River Bend Estates: From Cedar Bluff at the intersection of AL Hwy 9 and AL Hwy 68, take AL Hwy 9 for 1/4 of a mile to Sewell Ferry Road and turn right, follow Sewell Ferry Road to lots on the right.

Directions to Oak Grove Subdivision: Lots 12, 17, 18, and 19- From Cedar Bluff at the intersection of AL Hwy 9 and AL Hwy 68, take AL Hwy 9 for 1.8 miles to Deer Run Road and turn right. Lots will be on the right and left.

Lot 2- From Cedar Bluff at the intersection of AL Hwy 9 and AL Hwy 68, take AL Hwy 9 for 1.9 miles to Cherokee Drive and turn right. Lot will be on the right.

Previews: Properties may be previewed at any time. 

 

Registration: Registration will begin 1 hour prior to auction start time on sale day. All interested persons must register to bid prior to bidding.

Terms:  There is a 10 % buyer’s premium on the real estate that will be added to the purchaser’s bid to arrive at the final bid price. The buyer's premium is due on the day of auction for the real estate and will serve as the deposit. The deposit will be held in escrow until closing. Balance is due at closing. The closing will be held on or before June 20, 2023. This sale is not contingent on a potential buyer’s ability to obtain financing.

All properties are being sold "AS IS" without any warranties, guarantees, or promises. 

Surveys/Tax Maps: We are selling all properties from recorded plats, deeds, and tax maps. No new survey work has been performed on any of the properties.

 

Concessions: We will have free BBQ and drinks at this auction plus live music.
