     We are privileged to offer at ABSOLUTE auction the wonderful estate of Mrs. Lois Perry Welborn. This incredible property has been in the Welborn family for over 84 years. 

The estate consists of 98 +/- acres with a three (3) bedroom, one (1) bath farm house with vinyl siding and metal roof. The house has a well and county water available.  It also has a large barn, shed, outbuilding, smoke house, and 2 grain silos.

 

The property consists of fenced and cross fenced pasture land, hay fields (row cropped in the past), woods, a clear natural spring, and frontage on Dickey Creek. This property has great wildlife including deer, turkey, rabbit, and squirrel.

This is a nice piece of property located on Sand Mountain in Henegar, AL. The City of Henagar, AL, is located in DeKalb County in the northeast corner of Alabama. The City of Henagar has a population of 2,344 (as of the 2010 census). The City of Henagar has one of the few drive-in movie theaters still around.

Auction Site: On location at 389 County Road 642 Henegar, AL 35978

Directions to Auction Site: From Henegar at the intersection of AL Hwy 75 and AL Hwy 40, take AL Hwy 40 West 1.5 miles to County Road 322 and turn right (Polymer Industries), go 2.1 +/- miles to County Road 642 and turn right. Property is at the end of County Road 642.  

Preview: Preview will be on Friday, March 5th from 9 AM until 3 PM for all personal property items and real estate. 

Registration: You may register at the preview on Friday, March 5th or registration will begin 1 hour prior to auction start time on sale day. All interested persons must register to bid prior to bidding.

Terms:  There is a 10% Buyer’s Premium on the Real Estate that will be added to Purchaser’s bid to arrive at the final bid price. The ten percent (10%) Buyer's Premium is due on the day of auction for the Real Estate and will serve as the deposit. The deposit will be held in escrow until closing. Balance is due at closing. The closing will be held on or before April 6th, 2021. This sale is not contingent on a potential buyer’s ability to obtain financing.

There is a 10% Buyer’s Premium on all personal property that will be added to Purchaser’s bid to arrive at the final bid price. All applicable sale taxes will be charged unless buyer has Tax Exempt status. All personal property items are to be PAID in FULL on the day of auction and prior to removal. 

All property is being offered "AS IS" without any warranties, guarantees, or promises.

Survey Fee: There will be a survey fee on each tract. The survey fee is due and payable by the purchaser on the day of the auction.
