Directions to Auction Site: From Monroeville at the Courthouse Square take Hwy 41 N toward Franklin for approximately 16 miles. Property is on right halfway between mile markers 63 and 64. Auction signs are posted.
Previews: Previews will be on Saturday, March 20th from 10 AM until 2 PM and Friday, March 26th from 9 AM until 3 PM for all personal property items and real estate.
Registration: You may register at the preview on Friday, March 26th or registration will begin 1 hour prior to auction start time on sale day. All interested persons must register to bid prior to bidding.
Terms: There is a 10% Buyer’s Premium on the Real Estate that will be added to the Purchaser’s bid to arrive at the final bid price. The ten percent (10%) Buyer's Premium is due on the day of auction for the Real Estate and will serve as the deposit. The deposit will be held in escrow until closing. Balance is due at closing. The closing will be held on or before April 27th, 2021. This sale is not contingent on a potential buyer’s ability to obtain financing.
There is a 10% Buyer’s Premium on all personal property that will be added to the Purchaser’s bid to arrive at the final bid price. All applicable sale taxes will be charged unless the buyer has Tax Exempt status. All personal property items are to be PAID in FULL on the day of auction and prior to removal.

Survey Fee: There is a $400.00 per tract survey fee on each tract. The survey fee is due and payable by the purchaser on the day of the auction.
