We are privileged to sell the Estate of Mr. Elbert A. Whorton. Swafford Auction Group will sell at ABSOLUTE auction his beautiful 33 +/- acre farm in Centre, Alabama on Cherokee County Road 93 and his personal property.
We will begin the auction at 9 A.M. with firearms and other smalls. Then at 10 A.M. we will sell the real estate, After the real estate is sold we will sell the farm equipment and the remaining personal property.
The real estate consists of 33 +/- acres with a Two Bedroom, One Bath Home, large pond, 2 large pole sheds, excellent road frontage, and the property is fenced and cross fenced.
Tract 1 is 4.7 +/- acres with woods, pasture, great pond access, and paved county road frontage.
Tract 2 is 4.6 /- acres with great pasture, pond access, paved county road frontage, and a small branch on the back side of it.

Directions to Auction Site: From Centre at the intersection of AL Hwy 9 and Hwy 411 (Waffle King), take Hwy 411 toward Cave Spring 11 miles to County Road 45 and turn left, go 2.4 miles to County Road 16 and turn left, go 6/10 of a mile to County Road 93 and turn right (Friendship Baptist Church), auction site is 3/10 of a mile on the right.
From Downtown Cave Spring, GA (Red Light) take Hwy 411 toward Centre 10 miles to County Road 45 and turn right, go 2.4 miles to County Road 16 and turn left, go 6/10 of a mile to County Road 93 and turn right (Friendship Baptist Church), auction site is 3/10 of a mile on the right.
Previews: Saturday, May 20th from 10 a.m. until 2 p.m. and Friday, May 26th from 9 a.m. until 3 p.m.
Registration: You may register on Friday May 26th at the preview or registration begins 1 hour prior to auction start time. All interested persons must register to bid prior to bidding.
Terms: All real estate and personal property is being sold "ABSOLUTE" to the highest bidder.
There is a 10 % Buyer’s Premium on the Real Estate that will be added to Purchaser’s bid to arrive at the final bid price. The ten percent (10%) Buyer's Premium is due on day of auction for the Real Estate and will serve as the deposit. The deposit will be held in escrow until closing. Balance due at closing. Closing will be held on or before June 27th, 2017. This sale is not contingent on a potential buyer’s ability to obtain financing.
There is a 10% Buyer’s Premium on all personal property that will be added to Purchaser’s bid to arrive at the final bid price. All personal property must be paid in full on day of auction.
All property is being sold "AS IS" without any warranties, guarantees, or promises.
All applicable sales tax will be charged unless buyer has Tax Exempt status.
All personal property items are to be PAID in FULL on day of auction prior to removal.
Special Note on Firearms: The following is the registration fee for the firearms: 1- 5 firearms is $20, 6-10 firearms is $40, 11-15 firearms is $60, etc. The registration fee is paid directly to BJs Gun Shop prior to receiving the firearms. If a purchaser fails background check no refund will be given by Swafford Auction and Seller will retain the firearm(s). Firearms can be picked up on Monday, May 29th after 11 a.m. All firearms must be picked up at BJs Gun Shop located at 996 Cedar Bluff Road Centre, Alabama 35960.
Survey Fee: A new survey will be performed on the property. The survey fee is due and payable by the Purchaser on the day of auction.
Forms of Payment: Cash, personal checks, and all major credit/debit cards accepted. A 13% Buyer’s Premium will be charged on all credit/debit card transactions.
Concessions: Concessions will be available for both Breakfast and Lunch.
