Directions to Auction Site and Auction One: From Centre at the intersection of Chesnut Bypass and Cedar Bluff Road (CVS Pharmacy) take Cedar Bluff Road toward Cedar Bluff 1/10 of a mile to Ray Street (before Mc Donalds) and turn left. Property is 4/10 of a mile on the right.
Directions to Property Two: From US Hwy 411 and AL Hwy 9 (Waffle King) take Hwy 411 N toward Cave Spring 11 miles to County Road 45 and turn left, go 0.9 mile to County Road 162 and turn right, property is 1 mile on the left.
Preview: The property may be previewed at any time. A representative will be on the property on Friday, July 22nd from 9 AM until 3 PM for preview of the personal property.
Registration: You may register at the preview on Friday, July 22nd or registration will begin 1 hour prior to auction start time on sale day. All interested persons must register to bid prior to bidding.
Terms: There is a 10% Buyer’s Premium on the Real Estate that will be added to the Purchaser’s bid to arrive at the final bid price. The ten percent (10%) Buyer's Premium is due on the day of auction for the Real Estate and will serve as the deposit. The deposit will be held in escrow until closing. Balance is due at closing. The closing will be held on or before August 23, 2022. This sale is not contingent on a potential buyer’s ability to obtain financing.
There is a 10% Buyer’s Premium on all personal property that will be added to Purchaser’s bid to arrive at the final bid price. All applicable sale taxes will be charged unless buyer has Tax Exempt status. All personal property items are to be PAID in FULL on the day of auction and prior to removal.
All properties are being sold "AS IS" without any warranties, guarantees, or promises.
Survey Fees: Auction One is $750.00.
Auction Two is $900 per tract if sold in tracts or $2,500 if sold as a whole.
All survey fees will be due and payable from each purchaser on the day of auction.
SPECIAL NOTE ON FIREARMS: There is a $20.00 registration fee for each firearm. The registration fee is paid directly to BJs Gun Shop prior to receiving the firearm. If a purchaser fails a background check no refund will be given by Swafford Auction Group, LLC and Seller will retain the firearm. Firearms can be picked up on Tuesday, July 26th after 11 a.m. All firearms must be picked up at BJs Gun Shop located at 996 Cedar Bluff Road Centre, Alabama 35960.
