Directions to Auction Site: From Cedar Bluff at the intersection of AL Hwy 9 and AL Hwy 68 take AL Hwy 68 East toward Gaylesville for 2 miles to County Road 44 and turn left. Go 1.25 miles to property on right.
Previews: Previews will be on Thursday, July 8th from 5 to 7 P.M., Tuesday, July 13th from 5 to 7 P.M., and Friday, July 16th from 9 A.M. until 3 P.M. You may also contact our office for a preview of the home.
Firearms may be previewed at the Friday, July 16th preview.
Registration: You may register at the preview on Friday, July 16th or registration will begin 1 hour prior to auction start time on sale day. All interested persons must register to bid prior to bidding.
Terms: There is a 10% Buyer’s Premium on the Real Estate that will be added to the Purchaser’s bid to arrive at the final bid price. The 10% Buyer's Premium is due on the day of auction for the Real Estate and will serve as the deposit. The deposit will be held in escrow until closing. Balance is due at closing. The closing will be held on or before August 17, 2021. This sale is not contingent on a potential buyer’s ability to obtain financing.
There is a 10% Buyer’s Premium on all personal property that will be added to the Purchaser’s bid to arrive at the final bid price. All applicable sale taxes will be charged unless the buyer has Tax Exempt status. All personal property items are to be PAID in FULL on the day of auction and prior to removal.
All property is being offered "AS IS" without any warranties, guarantees, or promises.
Special Note on Firearms: There is a $20.00 registration fee for each firearm. The registration fee is paid directly to BJs Gun Shop prior to receiving the firearms. If a purchaser fails background check no refund will be given by Swafford Auction Group, LLC and Seller will retain the firearm. Firearms can be picked up on Tuesday, July 20th after 11 a.m. All firearms must be picked up at BJs Gun Shop located at 996 Cedar Bluff Road Centre, Alabama 35960.
Survey Fee: There will be a new survey performed and a survey fee will be due and payable on auction day. Survey fee will be posted when complete.
Concessions: Concessions will be available at this auction.
