Directions to Auction Site: From Henegar at the intersection of AL Hwy 75 and AL Hwy 40, take AL Hwy 75 toward Ider 4 miles to County Road 138 and turn right, go 3/10 of a mile to County Road 715 and turn right, go 6/10 of a mile to property on the left.

Preview:  You may contact our office for a personal viewing of the home. Personal property may be previewed on Friday, January 26th from 9 a.m. until 3 p.m.
 
Registration: You may register on Friday, January 26th at the preview or registration begins 1 hour prior to auction start time. All interested persons must register to bid prior to bidding.
 
Terms:  The real estate and personal property are being sold "ABSOLUTE" to the highest bidder.
 
There is a 10 % Buyer’s Premium on the Real Estate that will be added to Purchaser’s bid to arrive at the final bid price. The ten percent (10%) Buyer's Premium is due on day of auction for the Real Estate and will serve as the deposit. The deposit will be held in escrow until closing. Balance due at closing. Closing will be held on or before February 27th, 2018. This sale is not contingent on a potential buyer’s ability to obtain financing.
 
There is a 10% Buyer’s Premium on all personal property that will be added to Purchaser’s bid to arrive at the final bid price. All personal property items are to be PAID in FULL on day of auction and prior to removal.
 
All property is being sold "AS IS" without any warranties, guarantees, or promises.
 
All applicable sales tax will be charged unless buyer has Tax Exempt status.
   
Survey Fee: A new survey will be performed on the property. A survey fee will be due and payable by the Purchaser on the day of auction.
 
Forms of Payment: Cash, personal checks, and all major credit/debit cards accepted. A 13% Buyer’s Premium will be charged on all credit/debit card transactions.
 
Concessions: Concessions will be available for both Breakfast and Lunch.
